Initial Payment: £100 reservation to secure the dates
Second Payment due 2 weeks before check in date: Remaining balance + refundable damage deposit (£100)


House Policy

Wood Cottage is strictly non smoking.
We ask guests to leave the cottage how they find it.
Any damage must be reported straight away

At Wood Cottage we don't charge guests a cleaning fee. Because of this you should clean the Cottage at the end of your stay and return it to the condition you found it in when you arrived. If you are not happy to do this and uphold the cleaning agreement then, unfortunately, Wood Cottage is probably not for you. Due to this arrangement it means we can maintain the lowest holiday cost for you. A security deposit of £100 is to be paid to secure your break. The deposit will be refunded within 5 days after the cottage has been checked for breakages and provided that the Cottage cleaning agreement has been upheld and the Cottage has been left cleaned to a reasonable and acceptable standard.

Cancellation Policy

In the event of cancellation on the part of the guest, refunds are offered only at owners discretion. An administration charge will be deducted from any refund. The owners reserve the right to refuse a booking or terminate a booking should these terms of booking not be met or an unreasonable behaviour/disturbance is caused during let.

In the unlikely event of cancellation by the owner, we reserve the right to cancel or alter arrangements made for the visitors before or during the booking, if due to circumstances beyond our control, it is necessary to carry out essential repairs (e.g in the event of water pipes bursting).(e.g in the event of being double booked) If this happens, you will receive a full refund, but our liability is limited to the amount of accommodation fee, not other expenses incurred.

Pet Policy

Although we are dog owners ourselves and Wood Cottage is pet friendly, we do adopt a strict pet policy to protect our property and for the benefit and content of all guests who come to stay with us in the future.

There is an additional pet fee of £10 per Dog per stay. A maximum of 2 well behaved small dogs are allowed at any one time. 

We reserve the right to refuse any booking that we feel is not appropriate.

For the consideration of our future guests at Wood Cottage we request that pets are not allowed on furniture or in the bedrooms at any time. Any evidence of the pets on furniture or bedding will incur extra cleaning costs, which will be deducted from your damage deposit.

We assume no responsibility for illness or injury that may occur to your pet/pets whilst you are staying at the holiday cottage

Full details, breed of Dog(s) must be given on the Booking form. On arrival at Wood Cottage should the pets that you have brought with you not reflect those detailed on the booking form then we reserve the right to refuse occupancy. In these circumstances the cost of your holiday will be refunded to you less your initial £100 deposit for our loss of the booking.

You may only bring dogs as mentioned on the booking confirmation, they must be over 6 months of age at the time of the holiday, house trained, clean, no bitches in season, up to date with flea prevention treatment and well behaved

In consideration of our future guests pet owners are responsible for cleaning up and disposing of all pet refuse.

Please ensure your pet is clean and dry before being allowed into the cottage.

Please ensure your pet doesn't dig up the garden ie grass plants etc  

Please keep pets under control when inside the cottage and do not leave pets unattended inside or outside the Holiday cottage. The cost of rectifying any damage caused by your pets to the interior or the fixtures and fittings of the holiday cottage will be deducted from your damage deposit.  

Babies & Toddlers

Wood Cottage is not set up for babies and toddlers, there are no child

locks on any of the cupboard doors. 

The Property

You can arrive at the property after the time specified by us on the arrival date for your holiday from 3pm and you must leave by the time specified by us on the departure date we give you at 11:30am.

If your arrival will be delayed, you must contact us so alternative arrangements can be made. If you fail to do so you may not be able to gain access to the property. If you fail to arrive by midday on the day after the arrival date and you do not advise the contact of your anticipated late arrival we may treat the booking as having been cancelled by you and we shall be under no obligation to refund you for fees already paid to us.

Third Party Providers

We cannot be held responsible for any third party breakdowns, malfunctions or cuts of utility services such as electricity, gas, water supplies or sewage disposal although every attempt will be made to remedy a problem where possible should it occur.

In the case of television and telecommunications (mobile reception, Wi-Fi/broadband, telephone etc.) we cannot be held responsible for the services to, the Wi-Fi is supplied free of charge

Ayrshire Holiday Cottage. We expect these services to be operating as normal for all guests’ enjoyment, but these can be subject to interruptions in rural areas or adverse weather conditions. Every line of enquiry will be made with the provider in an effort to resume service, but no refund or relocation will be considered for the interruptions to telecommunications, power, water or television.


Your obligations

You agree to comply with the regulations set out in any property manual at the Property and any other regulations reasonably specified by us from time to time and ensure that they are observed by all members of your party. You agree to keep and leave the Property and the furnishings, including items such as kitchen equipment, crockery and glasses clean and in good condition.

You agree not to cause any damage to the walls, doors, windows or any other part of the Property nor to do anything that may be reasonably considered to cause a nuisance or annoyance to us or to any other occupier of adjoining or neighbouring properties.

You agree to take all necessary steps to safeguard your personal property while at the property

Property

You cannot allow more people to stay in the Property than expressly authorised, nor can you significantly change the makeup of the party during your stay in the Property, nor can you take your pet into the Property unless permitted by us in writing in advance. If you do so, we can refuse to hand over the Property to you, or can require you to leave it. We will treat any of these circumstances as a cancellation of the Booking by you and we shall be under no obligation to refund you for any fees already paid to us in those circumstances. Any refund will be at our sole discretion.

You agree to allow us or any representative of ours access to the Property at any reasonable time during your stay for the purpose of essential repairs, in an emergency or to ensure you are complying with this Booking Contract.
